No deposit required

At Enclave, we make moving in for students as stress-free as possible. That's why we don't require a deposit for our leases. All you need is a £250 holding fee, which is then deducted from your first rent installment, making it easier for you to manage your finances and focus on your studies and having fun without worrying about upfront costs.

We have a student cancellation policy in place, to enable you to book your student apartment in advance, without worrying about your grades or Visa. If these are not achieved, you can cancel your booking and we will return your holding fee. Terms apply, see our full student cancellation policy for details.

You can cancel your booking if you fail to achieve an offer of a place at your preferred University/Higher Education institution, or it is withdrawn due to not achieving the required entry grades.

You can cancel your booking if you have surpassed your required entry grades and choose to go to a different University.

International students: you can cancel your booking if you fail to obtain a UK Visa before your tenancy start date.

When can I book a student apartment for September 2025?

Our rates for September 2025 will go live on the website on 01 January 2025.

Do you offer flexible tenancies?

Yes we do. We offer 46 & 51 week tenancies and have in-year availability too. If you would like to book a student lease for this academic year, now (due to a delay in clearing) this is possible - the tenancy will be reduced by the number of weeks that have passed. We also offer semester stays, September - December & January - June. Please enquire with the team for semester stays.

Do you require a UK guarantor?

If you are paying in more than one instalment, yes we do. If you are a student moving to the UK from overseas, and are unable to provide a UK guarantor, you can use a company called Housing Hand.

In how many instalments can the rent be paid?

Rent can be paid in 1, 2 or 4 instalments.

What date is rent due?

If you are paying in one instalment, it is due by 7 September 2024.

If you are paying in two instalments:

-          the first is due (50%) by 7 September 2024

-          the second is due (50%) by 1 February 2025

If you are paying in four instalments:

-          the first instalment is due (10%) by 7 September

-          the second is due (35%) by 1 October 2024

-          the third instalment is due (35%) by 1 February 2025

-          the fourth instalment is due (20%) by 1 May 2025
