How do I view an Enclave apartment?

You are welcome to walk in and have a tour or book an appointment at any Enclave building, appointments will ensure we have someone ready for you when you arrive. Tours typically take place between 10 am and 7pm on Monday – Friday and 11am – 7pm at weekends.

Do I need to bring anything to the viewing?

Due to the UK Right to Rent policy, we are required to obtain and check all original identification of non-EU tenant(s) to show that they are legally allowed to live in the UK. These documents are normally checked at the application stage, so please be prepared to show your identification to our team. Documents must be obtained and checked for all tenants wishing to live in the apartment; if a tenant is not present at viewing or a virtual viewing is arranged, a copy of the document must be sent via email to the Enclave Residence Team, who will then be required to see the tenant and check the document via Skype or FaceTime before agreeing a contract. Documents will also need to be verified in person upon arrival for move-in.

Do you accept pets?

We accept pets at Enclave: KX, but not at Enclave: Croydon due to the apartments being studios. For Enclave: kx, there's a monthly pet rent of £80 per pet per month (maximum of two). This contributes to the additional communal cleaning and maintenance required with having pets in the building. Unfortunately, there are some breed restrictions in place, so please contact us for full details.

Is there help in the buildings 24 hours a day?

Whilst living in a Enclave apartment, you will benefit from the 24/7 Residence team who will respond to any emergencies. Your Enclave Maintenance and Management team is also ready to respond to any emergencies that may occur. For smaller maintenance requests that are not emergencies, you can notify us via the resident portal and we will assist you according to your requirements.  More information on what is considered an emergency vs a maintenance request can be found in your resident handbook provided on the day of move-in. If in doubt, the Enclave team are very happy to answer any questions you may have.

Do you offer flexible tenancies?

Yes we do. We offer tenancies with a minimum of 6-months & maximum of 18-months.

Is there parking available at Enclave buildings?

We have disabled parking spots at Enclave: KX & Enclave: Croydon but do not offer general resident parking spaces. The buildings are incredibly well-connected via public transport. For advice on public parking in the area, please speak with a member of the Residence team.

Do you have bike storage at Enclave: KX?

Yes! We have lots of secure storage available for bikes at both Enclave: KX and Enclave: Croydon. At King’s Cross it is on the underground level (one below reception) and at Croydon it is in the basement. All bike storage is secure and remote CCTV monitored, although we cannot take responsibility for your bike.

I have just moved to the UK, can I rent with Enclave?

Absolutely. Many of our residents come from overseas and move straight into our properties as soon as they land in the UK. As with any application, you’ll need to complete tenant referencing checks with our referencing company Rightmove Referencing. For applicants moving to the UK from overseas, you’ll need a reference from your employer and your previous landlord and will also have your Right to Rent and credit score checked.

I have just started a new job/I am self-employed, can I rent with Enclave?

Indeed you can! If you’re in the probation period of a new job, your reference will have to be based on this employment and you’ll have to pass the affordability criteria. If you can’t provide this information, we’ll ask for 6 months’ rent to be paid in advance, reviewed on a case-by-case basis.

How do I reserve an apartment?

Simply call the Residence team on the correct number (Enclave: KX – 0208 0640917, Enclave: Croydon – coming soon) or fill in our online form to reserve an apartment and our team will be happy to talk you through the next steps (these take no more than a few minutes). You will be required to pay a one-off holding fee required at commitment stage as well as a security deposit. Rent is payable prior to move-in. NB: the holding fee is refundable if you no longer wish to proceed with the application within 72 hours of making the payment.

The holding fee is also refundable if you made your decision based on a virtual viewing and you later change your mind within 24 hours following an in person viewing.

How long is the booking process?

The reference check process normally takes between 3-7 business days. This dependent on your availability, your ability to complete the online application form and your referees’ availability.

What's the minimum and maximum length of contract?

We offer flexible lease terms from 6 months to 18 months. If, after the expiration of your fixed term, you wish to continue living with us, we will be happy to accommodate and work out an appropriate solution for you. Please speak to the Enclave Team if this is the case.

Is the first month’s rent due at the same time as the deposit?

Once all tenants have passed referencing checks, we will require your first month’s rental payment. If your tenancy starts before the 15th of the month, your first rental payment will cover the remainder of that month. If your tenancy starts on or after the 15th of the month, your first payment will cover the prorated (remainder) rent of that month in addition to the rent for the following month. Once the verification process has been completed, the Enclave Team will be in contact to confirm the securing of the apartment, as well as next steps in reviewing and signing your Tenancy Agreement. Your first months rent and security deposit will need to be paid at the same time, ahead of your move-in date.

Can you explain the referencing check process?

Once you’ve paid the holding fee, you are required to go through referencing checks, which are carried out by our referencing company, to approve your eligibility to enter into a tenancy agreement. These checks take around 3 - 7 working days to complete. Making sure you provide all supporting documentation required will speed this process up.

Should you fail the referencing check, £450 of the holding deposit will be returned to you. The remaining £50 covers our costs for referencing and admin.

What is your cancellation policy?

Written cancellations received within 24 hours from securing the apartment are accepted with a refund of your holding fee. Any cancellations received later than 24 hours will be accepted, however without the refund of fees.

I am a student, can I rent an Enclave apartment?

We accept applications from all individuals over the age of 18. Please refer to the individual site FAQ’s for specific information relating to student payments at each building.

Do you accept guarantors?

Yes we do. In order to rent an Enclave apartment, you will need to pass affordability checks. Advance rental payments are an option if a household does not pass the affordability criteria. We also offer the option of securing an apartment with the assistance of a guarantor.

Do you offer a deposit alternative?

No, we do not offer an alternative to a deposit payment.

What fees do you charge?

We don’t charge any fees. There is a non-refundable holding deposit of £500 per apartment which will be deducted from your first month’s rent.

Do I have to pay for an inventory?

No, we do not charge inventory fees.

What team will there be on site?

The Enclave Team is the key to making a difference in your rental experience. You will have a Residence Manager who heads up a team including Customer Service, Maintenance and Housekeeping.

How do I get my deposit back?

Your deposit is protected by MyDeposits and is refundable at the end of your tenancy. We process your deposit within 10 days of agreeing any charges applied to damages (if any), excluding normal wear and tear conditions.

What date is rent due?

Rent is due on the 1st of the month by Direct Debit.

What method of payments can I use?

Your holding fee, deposit and first months’ rent can be paid electronically using the Stripe payment system. Alternative options can be provided (such as bank account details) if required so please with a member of the team if this is the case. Monthly rental payments must be paid by Direct Debit.

Will my rent increase during my tenancy?

Your rent will not increase within the initial term of your tenancy. Prior to the end of your tenancy, your Residence Manager will provide you with the rates at which the tenancy could be extended should you wish to.

What is the move-in process?

Once the application process is complete and reference checks passed, the Enclave Team will be in touch to discuss the tenancy agreement. Once all is agreed, the contract is signed, and the payment is received, we will schedule a convenient time with you to meet on the day of your move-in to hand over keys, and help you settle in to your new home. After move-in, we’re on hand to offer a home induction, review your inventory and answer any questions.

Can I change my move-in date?

If you’d like to change the date of your move-in, we'll do all we can to accommodate. Please contact the Enclave Team who'll be happy to assist.

What is the notice period for moving out?

We require 2 months’ written notice of your intention to vacate your apartment at the end of your tenancy. Subject to availability, this notice of intent can be cancelled, and you can continue residing in your Enclave apartment for another fixed term by signing a renewal. However, if your apartment has been leased following receipt of your written notice of intent to vacate, we will not be able to receive cancellation. If you wish to move out before the end of your tenancy, there will be a termination fee that equates to 2 months of your rental fees. 

Do I have to pay for a cleaner when moving out?

At Enclave, we aim for the highest standard of services and quality of product, therefore we ask that in order to avoid cleaning fees when moving out, our residents maintain their homes in good condition and leave the property in the same state and condition in which it was received. At all Enclaves, we offer preferential rates in cleaning services, that are available for your convenience if required.
