EXCLUSIVE NEW RESIDENT OFFER – TERMS AND CONDITIONS

1. THE PROMOTER

a. The Promoter is Victoria Propco Limited of 1 Bartholomew Lane, London, EC2N 2AX (the ‘Promoter’).

2. TERMS

a. These standard terms and conditions (‘Terms’) constitute the entire agreement between a Resident and the Promoter with respect to the matters set forth herein, and no oral statements or prior written matter not specifically incorporated herein shall be of any force or effect at the time of entering the Promotion and/or redeeming the Reward.
b. These Terms apply to the Exclusive New Resident Offer (the “Promotion”) and by submitting an Entry you are agreeing to be bound by these Terms.

3. PROMOTION PERIOD

a. The Promotion shall open at 00:01 on 12 June 2026 (the ‘Opening Date’). The closing date is 23:59 on 12 August 2026 or until all eligible apartments are reserved.
b. To enter the Promotion and to be eligible for a Reward, you must have completed and/or met all six (6) requirements at section 4(a) below as determined at the sole discretion of the Promoter by the Closing Date.
(‘Entry’ and ‘Entries’ shall have the same meaning).
c. All Entries (i) received after the Closing Date, and/or (ii) that do not meet all Eligibility Requirements are automatically disqualified.
d. The Promoter will not accept:
i. responsibility for Entries that are lost, mislaid, damaged or delayed in transit, regardless of cause, including, for example, as a result of any equipment failure, technical malfunction, systems, satellite, network, server, computer hardware or software failure of any kind; or
ii. proof of transmission as proof of receipt of Entry to the Promotion.

4. ELIGIBILITY

a. The Promotion is open to new applicants who have completed and met all the below six (6) requirements (‘Eligibility Requirements’):
i. Have submitted an enquiry /offer form (as detailed on ‘https://enclave.com/acton’) at the participating Enclave: Acton property, for a minimum 12 months contract on a regular rental tenancy before the Closing Date, with no break clause; and
ii. Have received a written acceptance of your offer form from the leasing team;
iii. Paid your £250 Holding commitment on standard apartments (within 48 hours of submitting the application);
iv. Be aged 18 or over;
v. If referencing criteria is not met and passed then we reserve the right to decline the offer;
vi. If the full tenancy agreement is not fulfilled, or clauses within the tenancy agreement are not met, we reserve the right to remove the offer during the tenancy period.

(‘Resident’ and ‘Residents’ shall have the same meaning).

b. Additional eligibility requirement:
i. The Promotion applies only to apartments which have not previously been occupied;
ii. Previously occupied apartments are not eligible for the Promotion.

c. Any terms not defined in these Terms shall have the same meaning as defined in your Tenancy Letter and Tenancy Agreement.
d. In entering the Promotion, you confirm that you are eligible to do so and eligible to claim a Reward.
e. The Promoter may require you to provide proof that you are eligible to enter the Promotion.
f. There is a limit of one Entry to the Promotion, per apartment. Entries on behalf of another person or apartment will not be accepted. The Resident cannot use this offer in conjunction with other offers.
g. Individuals who are current residents or have previously resided at Enclave: Acton are not eligible.

For the avoidance of doubt, the Holding commitment is not refundable after 10 days, even where the Resident has not collected their Reward. Any refund of the Holding commitment is at the sole discretion of the Promoter.

 

5. THE PROMOTION

a. Residents who submit an offer form for a selected regular rental apartment at Enclave: Acton before the Closing Date will be eligible for a fixed-value move-in offer (the “Reward”). The value of the Reward will vary by apartment and will be confirmed prior to tenancy.

b. The Reward will:
i. Be applied to the Resident’s account;
ii. Be divided into four (4) equal instalments;
iii. Be payable as follows:

  • After the first full month of tenancy;

  • Month 4 of the tenancy;

  • Month 7 of the tenancy;

  • Month 10 of the tenancy.

c. Each instalment is conditional on the Resident:
i. Not being in arrears at the time the instalment is due; and
ii. Being in full compliance with the Tenancy Agreement.

d. Where these conditions are not met, the Promoter reserves the right to withhold or withdraw any remaining unpaid instalments of the Reward.

e. The Resident must enter into a separate agreement with the APT in order to qualify for the Reward. Failure to sign this agreement will result in the Reward not being applied.

f. Residents who are eligible are responsible for all other costs and arrangements associated with their Tenancy Agreement, including any necessary travel documents, passports and visas.

6. PARTICIPATING ‘ENCLAVE: ACTON’ APARTMENTS, from 12 June 2026:

Participation in the Promotion is limited to selected apartments only, subject to availability and eligibility criteria.

Important Notes:

  • Availability of eligible apartments will be confirmed by the onsite leasing team at the point of enquiry, viewing, or booking.

  • The Reward is applied separately and does not alter the contractual rental amount stated in the tenancy agreement.

  • The resident will be required to pay their holding fee upfront; no deposit is required (subject to standard criteria).

  • The holding fee will be deducted from the first month’s payment.

The resident’s holding fee must be paid.

7. LIMITATION OF LIABILITY

a. Insofar as is permitted by law, the Promoter, its agents or distributors will not in any circumstances be responsible or liable to compensate any Resident and/or entrant or accept any liability for any loss, damage, personal injury or death occurring as a result of taking up the Promotion and/or Reward except where it is caused by the negligence of the Promoter, its agents or distributors or that of their employees. Your statutory rights are not affected.
b. The Promoter accepts no responsibility for any disappointment of any kind suffered by any entrant in entering the Promotion, including as a result of any entrant being rewarded or not rewarded with a Reward.

8. GENERAL

a. The Promoter reserves the right in its absolute discretion to disqualify any Entry and/or Resident if it has reasonable grounds to believe that an entrant has breached any of these Terms or any applicable law. Each Resident acknowledges and agrees that any failure to comply with these Terms could lead to the Promoter disqualifying that person, without giving any reason or opportunity for challenge.
b. The Promoter reserves the right to cancel or amend all or any part of the Promotion and/or Terms without notice and at its sole discretion where necessary, including for events outside its reasonable control. Any changes will be posted on www.enclave.com/acton.
c. This Promotion is subject to limited availability and will be available on a first come first served basis. The Rewards are not transferable to another individual and no cash or other alternatives will be offered.
d. The reward cannot be redeemed in conjunction with any other offer or promotion.
e. These Terms shall be governed by the laws of England and Wales.
f. The Courts of England shall have exclusive jurisdiction.

g. All previous incentive Terms & Conditions shall continue to apply where not inconsistent with the above provisions.
