At Enclave, we take the stress out of moving for students. That’s why there’s no deposit required on our leases. We simply ask for a £250 holding fee, which is applied to your first rent payment—making it easier to budget, settle in, and enjoy student life without the burden of large upfront costs

If your Visa or academic results don’t go as planned, you’ll be able to cancel your reservation and get your holding fee refunded. Student cancellation policy

You can cancel your booking if you fail to achieve an offer of a place at your preferred University/Higher Education institution, or it is withdrawn due to not achieving the required entry grades.

You can cancel your booking if you have surpassed your required entry grades and choose to go to a different University.

International students: you can cancel your booking if you fail to obtain a UK Visa before your tenancy start date.

When can I book a student apartment for September 2025?

You can book your apartment today!

Do you offer flexible tenancies?

Yes we do. We offer 46 & 51 week tenancies and may have in-year availability too. We also offer semester stays, September - December & January - June. Please enquire with the team for semester stays.

Do you require a UK guarantor?

If you are paying in more than one instalment, yes we do. If you are a student moving to the UK from overseas, and are unable to provide a UK guarantor, you can use a company called Housing Hand.

In how many instalments can the rent be paid?

Rent can be paid in 1, 2 or 4 instalments.

What date is rent due?

If you are paying in one instalment, it is due by 7 September 2025.

If you are paying in two instalments:

-          the first is due (50%) by 7 September 2025

-          the second is due (50%) by 1 February 2026

If you are paying in four instalments:

-          the first instalment is due (10%) by 7 September

-          the second is due (35%) by 1 October 2025

-          the third instalment is due (35%) by 1 February 2026

-          the fourth instalment is due (20%) by 1 May 2026
