How do I view an apartment at The Store House?

You are welcome to just walk in and have a tour or pre-book an appointment at The Store House. Appointments will ensure we have someone ready for you when you arrive. Tours typically take place between 9am and 5.30pm on Monday – Sunday and can be booked via the website.

Do I need to bring anything to the viewing?

Due to the UK Right to Rent policy, we are required to obtain and check all original identification of non-EU tenant(s) to show that they are legally allowed to live in the UK. These documents are normally checked at the application stage, so please be prepared to show your identification to our team during a tour. Documents must be obtained and checked for all tenants wishing to live in the apartment; if a tenant is not present at the viewing or a virtual viewing is arranged, a copy of the document must be sent via email to the Enclave team, who will then be required to see the tenant and check the document via Skype or FaceTime before agreeing a contract. Documents will also need to be verified in person upon arrival for move-in.

Do you accept pets?

No we don’t accept pets at The Store House.

Is there help in the building 24 hours a day?

We have a 24 hour on site presence at The Store House. Whilst living in an Enclave apartment, you will benefit from our on‑site Resident Team, who are available seven days a week from 9:00am to 5:30pm, excluding bank holidays. Outside of these hours, the building is supported by our on‑site Security Team. Security can assist with emergencies, lockouts, and parcel collection during the evenings and overnight.

Do your flats come furnished? If so, what is included?

Our apartments come furnished, with items varying slightly by unit type. Studios generally include a double bed, desk and chair, double wardrobe, and either a small sofa or easy chair with a coffee table.

En suite in shared apartments include include a double bed, desk and chair, and double wardrobe, with shared kitchens offering soft seating and dining space for all residents.

Some layouts may also include dedicated desk areas. If you’d like the exact furniture list for your specific unit, the Resident Team can provide this for you.

Do you offer flexible tenancies?

Yes we do. We offer weekly tenancy agreements, with current options of 44‑week and 51‑week tenancies, depending on availability.

Is there parking available at The Store House?

We do not offer general resident parking spaces. However, the building is incredibly well-connected via public transport.

Do you have bike storage at The Store House?

Yes! We have lots of storage available for bikes in the basement. All bike storage is secure and remote CCTV monitored, although bikes are left at the owners risk.

I have just moved to the UK, can I rent with Enclave?

We absolutely welcome overseas residents, and many move straight into their Enclave apartment after arriving in the UK. All applicants complete referencing through our usual provider, Rightmove Referencing.

If you’re applying from overseas, you’ll need to have a UK‑based guarantor or use our approved guarantor partner, Housing Hand. Right to Rent checks will also be required as part of the application process.

How do I reserve an apartment?

You can book your apartment by calling 0113 403 5980 or by securing your room online at enclave.com/student/thestorehouse. To reserve your apartment, you’ll simply need to pay a £250 holding fee. Rent will then be payable prior to your move‑in date.

We do not charge a deposit.

How long is the booking process?

The reference check process normally takes between 3-7 business days. This is dependent on your availability, your ability to complete the online application form and your referees’ availability.

What's the minimum and maximum length of contract?

We offer two lease terms - 44-week or 51 weeks. If, after the expiration of your fixed term, you wish to continue living with us, we will be happy to accommodate and work out an appropriate solution for you. Please speak to the Enclave Team if this is the case.

Can you explain the referencing check process?

Once you’ve paid the holding fee, If you are paying your rent in full, no referencing checks are required. If you are paying in instalments, you will be required to provide a UK guarantor. In this case, we will also need proof of ID, proof of address, and a signature against the tenancy agreement. Providing the required documentation promptly, will help us process your tenancy as quickly as possible.

What is your cancellation policy?

You can cancel your student booking within 14 days of receiving your Accommodation Offer and receive a full refund of your holding fee. You can also cancel and receive your holding fee back if:

- You don’t receive the grades needed for your university offer.

- Your university offer is withdrawn.

- You exceed your grades and choose a different university.

- You are an international student who fails to obtain a UK visa before the tenancy start date.

This policy lets you book in advance without worrying about grades or visa outcomes.

How old you have to be to rent an Enclave: Student apartment

We accept applications from individuals over the age of 18 years. We do not accept applications from individuals under the age of 18.

Do you accept guarantors?

Yes we do accept guarantors, they will also be subject to referencing checks.

How much is the deposit?

We charge a £250 deposit.

What fees do you charge?

If you would like to secure an apartment, there is a holding fee of £250 per apartment which will be deducted from your first month’s rent.

Once you've moved in, a £10 fee will apply for any lost or damaged key cards. Please note that any damage to the apartment (beyond reasonable wear and tear) will also be chargeable.

Late rent payments may incur additional fees — feel free to contact our team for more information.

Do I have to pay for an inventory?

No, we do not charge inventory fees.

What team will there be on site?

The Enclave Team is the key to making a difference in your rental experience. You will have a General Manager who heads up a team including Front of House Service, Maintenance and Housekeeping.

What date is rent due?

Your rent due date will fall in line with your payment schedule.

What method of payments can I use?

Your holding fee can be paid electronically via the Stripe payment system. Rent payments, including your first month’s rent and all subsequent instalments, must be made via bank transfer. If you require alternative payment details, please speak with a member of the team who will be happy to assist.

Will my rent increase during my tenancy?

Your rent will not increase within the initial term of your tenancy. Prior to the end of your tenancy, the Resident Team will provide you with the rates at which the tenancy could be extended should you wish to.

What is the move-in process?

Once the application process is complete and reference checks passed, the Resident Team will be in touch to discuss the tenancy agreement. Once all is agreed, the contract is signed, and the payment is received, we will schedule a convenient time with you to meet on the day of your move-in to hand over keys, and help you settle in to your new home. After move-in, the Resident Team are on hand to offer a home induction, review your inventory and answer any questions.

Can I change my move-in date?

We’re not able to change the official start date of your tenancy. However, you’re welcome to move in at any point after your tenancy has begun. If you have any questions or need support with planning your arrival, please contact the Resident Team who will be happy to assist.

What is the notice period for moving out?

At The Store House, your tenancy will automatically end on the date stated in your agreement, and no notice is required. If you wish to stay longer, please speak with the Resident Team, who will be happy to discuss renewal options with you. If you need to end your tenancy early, the Resident Team can support you in the following ways:

Finding a replacement resident:

- You are welcome to find a suitable replacement to take over your tenancy. This is the most reliable way to end your contract early, and our team will guide you through what is required.

Requesting a cancellation:

- You may submit a cancellation request. These are reviewed on a case‑by‑case basis, and approval cannot be guaranteed.

We also offer the following cancellation provisions:

- A 7‑day cooling‑off period after signing your tenancy and paying your holding fee, during which you may cancel and receive a refund.

- If you do not secure your university place, you will be released from your tenancy once appropriate evidence is provided.

- If you are an international student and your visa is refused, you will also be released once documentation is submitted.

Do I have to pay for a cleaner when moving out?

At The Store House, we aim for the highest standard of service and quality of product, therefore we ask that our residents maintain their homes in good condition and leave the property in the same state and condition in which it was received.

Can I hang artwork on the walls?

At The Store House we cannot allow anything to penetrate the walls, including pins/nails/screws. Should you want to hang art, please use alternative means such as Command Strips. 

Am I allowed to have guests stay?

Guests are welcome, but they’ll be your responsibility during their visit. Please meet them at reception, accompany them while they’re in the building, and ensure they sign in at reception, for safety. You can host up to three guests at a time, for a maximum of three consecutive days. Please note that guests aren’t allowed to use the gym unless you’ve received written approval from the Resident Team.

Will I need to pay council tax?

As a full-time student in the UK, you won’t need to pay council tax while living with us. If the council ever sends you a bill by mistake, simply provide them with proof of your student status, and they’ll update their records accordingly. We’re always here if you need guidance along the way.
