WIN A YEAR’S FREE RENT OFFER TERMS AND CONDITIONS

1.THE PROMOTER 

a. The Promoter is Briggate Operations LTD, 5 Churchill Place,10th Floor, London, United Kingdom, E14 5HU (the “Promoter”). 

b. This Promotion applies only to The Store House, by Enclave: Student. 

2. TERMS 

a. These terms and conditions (“Terms”) set out how the Promotion works and form the entire agreement between you (“Resident”) and the Promoter in relation to this Promotion. 

b. By reserving a room during the Promotion Period, you agree to be bound by these Terms. 

c. Any information in marketing materials is subject to these Terms, which take precedence in the event of any conflict. 

3. PROMOTION PERIOD 

a. The Promotion opens at 09:00 on 16 April 2026 (“Opening Date”). 

b. The Promotion closes at 23:59 on 31 May 2026 (“Closing Date”). 

c. Only reservations made during the Promotion Period are eligible for entry. 

d. Eligibility is subject to the Resident successfully moving into the accommodation, as set out in section 4. e. The Promoter is not responsible for incomplete, cancelled or unsuccessful reservations, or for delays outside its reasonable control. 

4. ELIGIBILITY 

a. The Promotion is open to new applicants only who meet all of the following eligibility requirements (“Eligibility Requirements”): 

    i. Have reserved an eligible room at The Store House during the Promotion Period; 

    ii. Have received written confirmation of that reservation; 

    iii. Have paid the required holding fee within the specified timeframe; 

    iv. Are aged 18 years or over; 

    v. Have successfully passed all referencing and right‑to‑rent checks; 

    vi. Have entered into a valid tenancy agreement; and 

    vii. Have successfully moved into their room and commenced their tenancy. 

b. Residents who cancel their reservation, fail referencing, or do not move into the accommodation will not be eligible. 

c. One entry per resident / apartment. 

d. This Promotion cannot be used in conjunction with any other offer or incentive, excluding our 2026 re-booker offer 

e. Current or former residents of The Store House are not eligible. 

f. The Promoter may request reasonable evidence to confirm eligibility. 

5. THE PROMOTION 

a. All eligible Residents who meet the Eligibility Requirements will be automatically entered into a prize draw to win a year’s free rent. 

b. Eligibility will be confirmed after the main move‑in period. 

c. The prize draw will take place at the end of September 2026, once eligible Residents have successfully moved in. 

6. THE PRIZE 

a. The prize is one year’s free rent for the winner’s room at The Store House, by Enclave: Student. 

b. “Free rent” means a monthly rent credit applied to the winner’s tenancy account, equal to the rent due under the tenancy agreement, for up to 52 weeks. 

c. The total value of the prize will not exceed the annual rent stated in the winner’s tenancy agreement. 

d. Rent credit will only apply while the Resident remains in continuous occupation under a valid tenancy agreement. 

e. If the tenancy ends early for any reason, any remaining rent credit will be forfeited and will not be paid out. 

f. The prize is non‑transferable, non‑exchangeable, and no cash alternative is available. 

7. PARTICIPATING ROOM TYPES 

a. All standard room types at The Store House, as advertised on the official website at the time of reservation, are eligible unless otherwise stated. 

b. Normal booking terms apply, including payment of the holding fee. 

8. WINNER ANNOUNCEMENT 

a. The winner will be selected at random from all eligible Residents following the September prize draw. The draw will be conducted using a randomised computer process under independent supervision. 

b. The winner will be contacted using the contact details provided at the time of reservation. 

c. If the Promoter does not receive a response within 7 days, an alternative winner may be selected. 

The winner may be required to participate in reasonable publicity relating to the Promotion, including the use of their name, image and general location for promotional purposes, without additional compensation. 

9. LIMITATION OF LIABILITY 

a. The Promoter will not be responsible for any loss, damage or disappointment suffered as a result of entering the Promotion or accepting the prize, except where caused by the Promoter’s negligence. 

b. Nothing in these Terms affects your statutory rights. 

10. GENERAL 

a. The Promoter reserves the right to verify all entries and to disqualify any Resident who does not meet the Eligibility Requirements. 

b. The Promoter may amend, suspend or cancel the Promotion if circumstances arise outside its reasonable control. Any changes will be published on the Promoter’s website. 

c. The Promotion is subject to availability and operates on a first‑come, first‑served reservation basis. 

d. These Terms are governed by the laws of England and Wales. 

e. The courts of England shall have exclusive jurisdiction in relation to any dispute arising in connection with these Terms or the Promotion.
