ENCLAVE: STUDENT £1,000 CASHBACK OFFER TERMS AND CONDITIONS

1. THE PROMOTER

a. The Promoter is Briggate Operations Limited whose registered office is at 5 Churchill Place, 10th Floor, London, E14 5HU, United Kingdom (the ‘Promoter’).

2. TERMS

a. These standard terms and conditions (‘Terms’) constitute the entire agreement between a Resident and the Promoter with respect to the matters set forth herein, and no oral statements or prior written matter not specifically incorporated herein shall be of any force or effect at the time of entering the Promotion and/or redeeming the Reward.

b. These Terms apply to the Promotion and by submitting an Entry you are agreeing to be bound by these Terms.

3. PROMOTION PERIOD

a. The Promotion shall open at 9:00 AM on 24 June 2026 (the ‘Opening Date’). The closing date is 23:59 on 24 August 2026 (the ‘Closing Date’).

b. To enter the Promotion and to be eligible for a Reward, you must have completed and/or met all requirements at section 4a below as determined at the sole discretion of the Promoter by the Closing Date.
(‘Entry’ and ‘Entries’ shall have the same meaning).

c. All Entries (i) received after the Closing Date, and/or (ii) that do not meet all Eligibility Requirements are automatically disqualified.

d. The Promoter reserves the right to cancel or amend all or any part of the Promotion prior to the Closing Date without notice and at its sole discretion where it becomes necessary to do so.

e. The Promoter will not accept:
i. responsibility for Entries that are lost, mislaid, damaged or delayed in transit, regardless of cause; or
ii. proof of transmission as proof of receipt of Entry to the Promotion.

4. ELIGIBILITY

a. The Promotion is open to new applicants (excluding existing residents renewing their tenancy) who have completed and met all the below requirements (‘Eligibility Requirements’):

i. Have applied for and booked a room at The Store House by Enclave: Student;
ii. Have signed a tenancy agreement for a minimum of 44 weeks or more, with no break clause;
iii. Have received a written acceptance of your offer from the leasing team;
iv. Paid any required holding commitment/fee within the required timeframe;
v. Be aged 18 or over;
vi. If referencing criteria is not met and passed then we reserve the right to decline the offer.

(‘Resident’ and ‘Residents’ shall have the same meaning).

b. Any terms not defined in these Terms shall have the same meaning as defined in your Tenancy Letter and Tenancy Agreement.

c. In entering the Promotion, you confirm that you are eligible to do so and eligible to claim a Reward.

d. The Promoter may require you to provide proof that you are eligible to enter the Promotion.

e. There is a limit of one Entry to the Promotion, per apartment. Entries on behalf of another person or apartment will not be accepted. The Resident cannot use this Reward offer in conjunction with other offers.

For the avoidance of doubt, any holding commitment is not refundable after any applicable cooling-off period, even where the Resident has not received the benefit of the Reward. Any refund is at the sole discretion of the Promoter.

5. THE PROMOTION

a. Residents who complete a qualifying booking at The Store House by Enclave: Student for a tenancy of 44 weeks or more will be eligible for £1,000 rent credit (the ‘Reward’).

b. The Reward will be applied evenly across the duration of the tenancy, and reflected in the Resident’s rent schedule and instalments.

c. The weekly rent advertised for eligible rooms may already reflect the application of this Promotion, meaning the benefit of the Reward is incorporated into the displayed rental price.

d. Where the tenancy exceeds 44 weeks, the weekly rent remains unchanged, and the overall benefit of the Reward is effectively spread across a longer tenancy term.

e. The Promoter reserves the right to withhold or remove the benefit of the Reward where:

f. The Reward is non-transferable and cannot be exchanged for cash or any alternative.

g. Residents who are eligible are responsible for all other costs and arrangements associated with their Tenancy Agreement.

6. PARTICIPATING ROOM TYPES

a. From 25 June 2026:

b. The Resident will be required to pay any applicable holding fee upfront (where applicable).

c. The Resident’s holding fee must be paid for the booking to qualify.

Note: The Reward is applied as a rent adjustment across the tenancy, rather than as a one-off payment.

7. ANNOUNCEMENT

a. The Residents who have successfully submitted an Entry will be contacted by the Promoter within 48 working hours using the telephone number or email address provided with the online Entry. The Promoter will clearly advise how the offer has been applied.

8. LIMITATION OF LIABILITY

a. Insofar as is permitted by law, the Promoter, its agents or distributors will not in any circumstances be responsible or liable to compensate any Resident and/or entrant or accept any liability for any loss, damage, personal injury or death occurring as a result of taking up the Promotion and/or Reward except where it is caused by the negligence of the Promoter, its agents or distributors or that of their employees. Your statutory rights are not affected.

b. The Promoter accepts no responsibility for any disappointment of any kind suffered by any entrant in entering the Promotion, including as a result of any entrant being rewarded or not rewarded with a Reward.

9. GENERAL

a. The Promoter reserves the right in its absolute discretion to disqualify any Entry and/or Resident if it has reasonable grounds to believe that an entrant has breached any of these Terms or any applicable law.

b. The Promoter reserve the right to cancel or amend all or any part of the Promotion and/or Terms without notice and at its sole discretion where it becomes necessary to do so.

c. This Promotion is subject to limited availability and will be available on a first come first served basis.

d. The Reward cannot be redeemed in conjunction with any other offer or promotion.

e. These Terms and any dispute or claim arising out of or in connection with them shall be governed by the laws of England and Wales.

f. The Courts of England shall have exclusive jurisdiction.
